These are the Steps to Becoming a Successful Investor in Real Estate:
1) Become Pre-Qualified with a good lender, bank or mortgage company;
we will assist you in filling out a 1003 Credit Application Form (provided), obtaining a Credit Report and FICO Score to become pre-qualified (a guideline of items for you to assemble required for final loan approval will also be provided to assist you).
2) Visit our Office to develop a list of "Properties for Sale" in the Zip Code areas you prefer, for the type/s of property of interest in the price range you desire. In today's market, over 50% of listed properties are Short Sales (the Bank will discount the loan balance) or Bank Owned Foreclosures (REO's: the Bank considers offers). There are many more motivated sellers that are experiencing life change, bankruptcy, probate, etc.
3) Embark on an Adventurous Tour of the List of Properties. Your adventure may take you to several neighborhoods in San Diego County that you were unaware of before. Conduct a "Drive By Tour" of the specific property addresses that capture your interest to see if you would consider the property as a "yes" or a "no" (p/ease do not exit the vehicle, go onto a property or approach structures without first making an appointment after submitting an offer for that property). For each of these that are a "yes", mark down "yes" on the list. We will provide Current Market Value Comparisons (Comps) to assist you in determining a price you would like to offer. After having seen these properties, you may have a list of one or several properties that you would consider owning and that's okay because all offers are made "Subject To" approval by you, the Buyer.
4) Return to our Office with your list. The Furstenfeld Group will write offers on every property you have identified ... at your price. Every offer will contain the following:
"Subject to Buyer approving the inside and exterior of the property, Buyer approving any inspector reports, financing terms and conditions with a 10 to 20 day time limit that provides you with a free look. Your deposit check remains un-cashed until the above items are approved by you, the Buyer, or the deposit check is returned to you.
5) Wait for the seller or their aqent to respond (usually within 3 days). We shall disclose to the seller and/or their agent that multiple offers have been made on your behalf and that time is of the essence. There will either be a "No Response", a "Counter Offer" or a "Yes Response" to your offer/so
6) Accept the Counter Offers and/or the Yes Responses of your choice and we proceed with the "Subject To" conditions that we have stated. If everything is a yes, we proceed to open escrow and close the transaction on the property/properties of your choice.
